AAC Investor Academy · Project incentives

Plan the project.
Then assess the incentive.

India does not have one universal subsidy exclusively for every AAC plant. Eligibility depends on the applicable policy, project category, location, investment and timing.

Policy conditions are time-sensitive and project-specific.

01 · Understand

No single AAC subsidy.
Several possible incentive routes.

An eligible AAC manufacturing project may receive assistance under a current state industrial policy or another general manufacturing scheme. The product alone does not guarantee eligibility.

01

Capital subsidy

Assistance linked to eligible investment in approved assets.

02

SGST-linked incentive

Assistance linked to eligible state tax deposited after production.

03

Interest subsidy

Reimbursement of eligible interest paid on an approved term loan.

04

Utility and duty relief

Policy-specific support for electricity duty, power tariff or stamp duty.

The central principle

Subsidy should support viability.
It should not create the viability.

Commercial reality

A large headline benefit can still produce weak project economics.

Freight, market access, raw materials, utilities, working capital and implementation risk continue for the life of the plant.

Cash-flow reality

Sanctioned assistance is not always immediate cash.

Many benefits arise only after eligible investment, production, tax payment or continuing compliance.

“Would the AAC project remain commercially workable if reimbursement is delayed or lower than expected?”

02 · Evaluate

Seven checks.
One defensible estimate.

Each factor changes eligibility, cash flow or risk. Evaluate them together using current policy documents and visible assumptions.

01

Enterprise classification

MSME, large, mega or another category can change both eligibility and limits.

02

Manufacturing activity

AAC is not automatically a priority or green industry unless the policy expressly says so.

03

State and district

District category, industrial zone and location can materially change the available package.

04

Eligible investment

Land, civil work, machinery, utilities and used or imported equipment may be treated differently.

05

Implementation timing

Application, purchase order, invoice and commercial-production dates may determine eligibility.

06

Sales and tax pattern

Intrastate sales, input-tax credit and net SGST deposited influence an SGST-linked estimate.

07

Continuing compliance

Investment, employment, tax, production and operational commitments may continue after approval.

SGST-linked assistance

Start with eligible tax.
Not projected turnover.

A preliminary SGST model should distinguish eligible sales, input-tax credit, tax deposited, policy rate, annual limits and the overall investment ceiling.

Illustrative framework only

Output SGST on eligible sales minus eligible input-tax credit = estimated net SGST deposited
Then apply the policy rate, annual cap, overall ceiling and approved period. The sanction terms control the actual calculation.

Common mistakes

Read the condition.
Not only the percentage.

Incentive modelling is useful only when the timing, exclusions and continuing obligations are visible.

Loan ≠ subsidy

Credit support can improve access to finance, but borrowed money must still be repaid.

Turnover ≠ net SGST

A headline rate should not be applied directly to projected turnover.

Approval ≠ immediate cash

Many incentives are received only after investment, production, tax payment and compliance.

Higher incentive ≠ better location

Freight, raw materials, utilities and market access can outweigh the headline benefit.

03 · Decide

Verify before commitment.
Model before dependence.

Subsidy planning should begin before project location, investment scope and implementation dates are locked.

Decision stage What to establish Why it matters
Location screening State, district, market, freight and utilities The largest incentive may not produce the best delivered economics.
Project definition Capacity, products, automation, utilities and expansion These inputs shape investment classification and the DPR.
Policy verification Effective policy, amendments, category, caps and deadlines Old or generic scheme summaries can materially misstate eligibility.
Investment commitment Application milestone and treatment of each expenditure An early order or invoice may affect eligibility under some schemes.

Policy verification.

Engineering definition

Plant capacity, product mix, automation, machinery, utilities and future expansion.

Commercial model

Market reach, sales mix, working capital, timing and conservative cash-flow assumptions.

Independent confirmation

Final eligibility from the competent authority and a qualified tax, legal or incentive professional.

Investor questions

Frequently asked.
Directly answered.

No universal AAC-specific central subsidy was identified in the policies reviewed for this guide. An eligible project may receive benefits through current central or state schemes applicable to its category, activity and location.

Before land and machinery are finalised

Build the eligibility case.
Then build the plant.

Share your proposed state, district, plant capacity, product mix and investment stage. Receive a focused engineering discussion around the project inputs your appointed adviser will need for policy evaluation.

Final tax, legal and subsidy eligibility must be confirmed by the relevant authority and a qualified professional.
